So what does it take to successfully sell a home?
Regardless of the market you’re selling in, the two main factors that are going to bring about success are:
PRICE and PRESENTATION.
I’m not trying to over-simplify things, and there are definitely some other criteria that play a part in your results. But after nine years in real estate, I can honestly tell you that preparing your property correctly (and that includes having GOOD PHOTOS!) and pricing it appropriately for current market conditions are the two main factors that determine good results.
Pricing
Pricing correctly is always crucial. Your strategy varies depending on whether you are listing your home in a hot market or during a slowdown, but the goal is always the same:
To not leave any money on the table, while at the same time, to not damage your prospects by significantly overpricing early on.
The key is to determine the true market value of the home, and from there, price it based on the strategy that matches your goals.

Presentation
Most homes these days fall far short of the mark in the way they are presented for sale, both online and in person. This is becoming hugely important.
Preparing a home for sale so that its best qualities are emphasized, and taking home photos that accentuate its appeal can actually increase its real market value, resulting in a higher purchase price. (And usually, a more motivated buyer.)
