What Does It Take to Get Great ‘After’ Photos?

These are before and after photos of homes I’ve staged and sold, except for one home that I co-listed with a colleague, and which I also did all of the staging for.

There’s a LOT that goes into ‘After’ shots like these, but it boils down to:

1.  Knowing what you’re selling.  What features of your home carry the most value to potential buyers?  These can be tangible or intangible features.

2.  Knowing your likely target market(s).  Who is your home most likely to appeal to, and what are their hot buttons?

3.  Preparing your home correctly, inside and out.  Primarily this means de-cluttering, re-arranging items to improve flow and show off rooms, and sometimes adding staging items.  The goal is to make the great features of your home so glaringly obvious that they overshadow any less desirable features.

4.  Getting top-notch, professional photography.  This is one of the things I include with all of my listings, regardless of the price of the home, and the person I use is really outstanding – my sellers always get rave reviews on their online photos.

(In years past I took photos myself with a 22 mm (approx.) lens, which turned out some pretty good photos, some of which are in this slideshow.  These days, however, I use the professional photographer for all of my listings.)

In my opinion any home, no matter how low the price range (and sometimes especially in lower price ranges) can get a whopping edge on the market by being prepped correctly and then having amazing photographs taken.
