This last graph is interesting because it shows the ratio of pending (black triangle) to sold (dark green bar) homes. Whenever you can get a feel for homes that are under contract but not yet closed (‘subject to inspection’ and ‘pending’ statuses, in this area) you’re looking at a more recent trend than ‘sold’ figures show you.
That’s because before homes change to sold status they typically have a 30 day closing period, and often some market time before that. So one that closed on April 3 would go towards April’s ‘sold’ numbers, but probably went under contract around March 3, and very likely went on market sometime in February or earlier. At best, it represents the market in late February or very early March.
Notice the jump in inventory in April.
