Seattle Real Estate Graphs 1st Quarter 2008

I’ve been playing around with Trendgraphix, the third party stats-crunching service that Windermere provides for its agents and I’m almost embarrassed at what I have not been doing on there, now that I see how many features it has.

The one thing I’ll say is that these numbers are only through March 2008, and it’s currently May.  Given how quickly the market can change this just means we definitely have to use more up-to-the-minute sources of data when pricing a listing about to go on market, but overall this is interesting information.

Here are some graphs for resale homes (excluding condos, for now) in Seattle:

(Based on pending sales; a lower number = less inventory = less of a buyer’s market.)

This definitely fits with what I saw last year, which was that the market started shifting downwards around the third week of July, and hit the pits in November and December.
